Bayview Beach is an older neighborhood with mostly ranch style homes in the northern part of Norfolk within walking distance to the bay.  Affordable prices and a family atmosphere tend to keep buyers drawn in for a potential place to hang their hat.  I love showing and selling in this area.  Many of the homes have been well kept and updated.  Here are the stats for the area so far in '08:

24 homes for sale currently ranging in price from $148k- $399k.

30 homes have sold this year from $112k-$425k.

Of the 30:
17 closed under the asking price
5   closed at the asking price
8   closed over the asking price

Chances are some or all of the buyers closing costs were also covered but not reflected in these figures.  If you're in the market for a detached home near the water, Bayview may very well be an area to consider.
